Can I book the full house?
Yes. Sunset Tulum can be booked as a full six-bedroom house. Full-house rentals have a 3-night minimum stay and base pricing for 12 guests.
Can I book only one room?
Yes. The property can also be booked by individual room. Room pricing is based on two guests.
How many guests can stay?
Maximum capacity is 16 guests. The full-house rate is based on 12 guests, with extra person fees from guests 13 to 16.
Is breakfast included?
No. Breakfast is not included. The house has a shared equipped kitchen and restaurants nearby.
How does beach access work?
Beach access is through partner beach clubs Dos Ceibas and Ether Tulum, about 40 meters away. Beach access is free; use of facilities requires minimum consumption.
Are children and pets allowed?
Children are welcome. Service animals are allowed. One pet may occasionally be accepted by prior request.
Is smoking allowed?
Rooms are non-smoking. Smoking is allowed only in the garden.
Is there parking?
There is limited free on-property parking with 2 spaces available.
Is there staff or security on site?
Concierge support is available from 8:00 AM to 8:00 PM, with overnight security from 8:00 PM to 8:00 AM.
What are check-in and check-out times?
Check-in is from 3:00 PM. Check-out is by 11:00 AM.
Are parties or events allowed?
The house may be used for accommodation by groups traveling for weddings, birthdays, bachelor/bachelorette trips, or retreats. Parties and hosted events are not permitted on the property.
What is the cancellation policy?
Low season room reservations may cancel up to 5 days before check-in for a full refund. High season room reservations may cancel up to 60 days before check-in for a full refund. High season includes December 20 to March 31, July 15 to August 15, and Semana Santa / Easter Week. Full-house rentals are refundable only if cancelled within 48 hours of making the booking.
What payment methods are accepted?
Bank transfer, card payment links, and cash are accepted. A deposit of at least 30% is required to confirm and hold the reservation.
